Challenge: The design and budget for a new clubhouse and wellness facility was approved, renderings were distributed and the residents were eager to finally get the new facilities they’ve been planning for a decade. Maintaining the club’s budget, expectations and timeframe would be paramount. MHK Architecture had set the project up for a successful bid process. However unanticipated county required infrastructure upgrades and related delays would threaten the project’s ability to move forward.

Situation: Curran Young presented our qualifications and ultimately shortlisted with three other highly qualified bidders. We deployed our newly developed bid process and competitively won the project. The permitting and site development approval process would ultimately yield several required infrastructure upgrades costing hundreds of thousands. The project cost would have to be reduced to pay for this.

Solution: Curran Young, the Design Team and Royal Wood leadership rose to the challenge, developing an approach to reduce building costs significantly to allow for the required infrastructure upgrades. Thanks to a key group of collaborative experts, the project was able to break ground in May 2019 and is currently underway.
