PRE-CONSTRUCTION

Project Success from Day One

In pre-construction every detail gets the attention it deserves, risks are tackled head-on, and your project starts on solid ground from the start.

Service approach

Comprehensive Preconstruction Approach

Design Collaboration

We actively participate in the design process by providing real-time feedback on value-added suggestions and cost estimates. Reducing the need for value engineering (VE) later on, which can significantly delay the project schedule.

Stakeholder Engagement

We lead the pre-construction team to understand client vision and goals, establishing communication channels among all stakeholders.

Budgeting & Cost Controls

We prepare detailed line-item budgets to guide subsequent selections. We implement cost control measures while maintaining quality.

MEP Trade Engagement

Early selection of MEP trades to assist in design and budget control.

Constructability Reviews

We will conduct reviews at the design development and drawing stages to identify and resolve any conflicts or inconsistencies that could lead to delays or RFIs during construction. This proactive approach will help ensure a smooth and efficient construction process.

Scheduling & Time Control

We develop master schedules integrating design, permitting, procurement, construction, and even closeout. Setting realistic expectations up front and creating a roadmap from napkin sketch to occupancy.

Material Procurement & Early Orders

We will identify which materials are critical to the schedule and develop an early procurement plan to ensure the project starts and ends as planned.

Risk Management & Compliance

Identify and mitigate potential risks such as regulatory changes, market fluctuations, and site conditions.

Value Optimization

Identify opportunities to optimize costs while maintaining quality. Explore alternative materials, construction methods, and design options to achieve cost savings.

Comprehensive Bid Package

Our bid forms and instructions bring complete clarity to the trades during the bidding process by listing out construction deadlines, requested alternates, and other relevant information. This clarity makes it easier for our subcontractors to bid on our work.

Where Vision Meets Planning

At the core of every successful build is a bulletproof pre-construction plan. Here’s how we get it done.

1. Initial Consultation

We kick things off with a detailed sit-down, getting into the nitty-gritty of your goals, budget, and vision. This isn’t just a meet-and-greet—it’s where we start mapping out how we’ll take your project from concept to concrete.

2. Feasibility Studies

We break down the financials, environmental factors, and local regulations with a fine-tooth comb. This is where potential roadblocks are spotted and eliminated early, saving you time and money down the line.

3. Site Analysis

From soil testing to zoning checks, our comprehensive site analysis ensures the land is ready for what you’re building. No surprises, no delays—just a clear path forward.

4. Design Coordination

We work shoulder to shoulder with architects and engineers to fine-tune the design. This means making sure every inch of the blueprint is practical, functional, and in line with your vision, so there’s no guesswork when the shovels hit the ground.

5. Cost Estimation and Value Engineering

Our detailed cost analysis gives you an accurate budget from the start. We also apply value engineering techniques to stretch your dollar without compromising on quality—giving you more bang for your buck.

6. Project Scheduling

We build a no-nonsense schedule that covers every stage—from design to move-in day. Milestones are locked in, tasks are aligned, and everyone knows exactly where we stand, minimizing the risk of falling behind.

7. Permitting and Compliance

No one likes red tape. That’s why we handle all the permits and ensure the project is up to code before the first brick is laid. Staying ahead of the curve keeps everything moving smoothly.

8. Risk Management

We’re not about gambling on risk. We spot potential issues—whether it’s market shifts or regulatory updates—and put contingency plans in place. Your project stays on track, no matter what.

9. Contractor Selection

We handpick the best-fit contractors and subs for the job. It’s about working with pros who know how to deliver top-tier results, so your project is built right from day one.

10. Material Selection

Picking the right materials is crucial, and we’ve got your back. We balance cost, quality, and sustainability to find materials that meet your project needs without compromising aesthetics or functionality.

Client FAQ

1.  How do preconstruction consulting services help in managing project costs?

Preconstruction allows for the performance of a detailed cost analysis and value engineering early in the process. We do this to identify potential cost-saving opportunities and forecast expenses with precision. This helps keep your project within budget and prevents unexpected costs from cropping up.

2. What role does risk management play during preconstruction?

During risk management, we identify potential risks, such as challenging site conditions or regulatory hurdles, and develop strategies to mitigate them. This proactive approach helps minimize delays and cost overruns.

3. What is the function of design coordination during preconstruction?

Design coordination during pre-construction requires a close collaboration among architects, engineers, and designers. This step allows us to identify and address potential issues and hazards, and ensure that all plans are aligned and compliant with health and safety standards. This way, we’re able to reduce the likelihood of costly changes or rework during construction.
